Thailand is becoming an ever more popular retirement and choice of country to live with its low costs and beautiful scenery not forgetting of course the world famous friendliness of the Thais themselves. But finding out about the laws governing property ownership here can be confusing. Here are the bare bones of Thai property Law

A foreigner can own a condominiums long as less than 40% of the condos or apartments in the building are owned by foreigners. Many people believe it to be 49% although this regulation was an addition to the existing law and was only meant to be in place for one year and has since expired.

A company can own property such as land and a house (and hence the foreigner can buy land and a house via their Thai registered company) as long as no one foreigner owns more that 39% of the company (recently amended from 33%) and total foreign ownership of the company does not exceed 49%.Still ambiguous and under review.

The Thai wife of a foreigner can own property (a recently changed legal status due to gender equality in the new 1997 constitution revision), in her name only. This is fine as long as you don’t have marital problems. (The same, of course, goes for a Thai husband, but the law was changed recently for Thai wives due to the new constitution guaranteeing equal rights.)

A foreigner can lease land for 30 years, with an option for another 30 years, the first 30 years are guaranteed they are registered with the Land Department, however the second can be contested.

If you gain BOI approval you may as a company is able to buy up to one rai of land. Although this is meant for very large investors.

At the end of the day if you are seriously looking to invest in Thailand you should consult a good lawyer who will be familiar with the latest property laws.

Thai population is virtually made up by ethnic Thai and Lao and more than 94% of them are Buddhists. Thai people worship Buddha and ancestors and that’s what makes the Thai culture. Thai people respect their religion and ancestors so much that it comes into their way of greeting each other: they greet other people with a prayer-like gesture. Thais are very friendly and smiling, that’s why this country is also called “the land of smiles”. Thai people like talking openly to everyone, including foreigners. Tourists coming to Thailand are always warmly greeted by all Thais, from kids to old people. Even if you don’t know much about the Thai language, you can still have a good time interacting with the local residents.

Thailand is a typical tropical country with a hot and humid climate. There are two seasons in a year: the dry and the rainy season. The rainy season is from July to November. It is very inconvenient and uncomfortable to travel in the rainy season. The best time to come to Thailand is from February to March when the weather is the finest and the beaches are the most beautiful.

Thailand has never been colonized. Since its foundation date in 1238, Thailand has been growing and has become one of the most prosperous countries in Asia. The official currency in Thailand is the Baht, which exchanges at about 34 to the US dollar. Nowadays Thailand has a fast growing and open economy which benefits a great deal from the tourism industry. More than 10 million tourists go to Thailand every year, but this number fell sharply after its tsunami disaster at the end of 2004. The most badly affected area is Phuket - one of the most beautiful destinations for tourists, with its glorious beaches. Much advertising effort has been made since, to recover the tourism industry.

Besides tourism, agriculture is also the strength of this country. Thailand has been the leading country in exporting rice for more than a decade. However, the Thai economy and food chain has been stricken once more by the recent avian flu epidemic which has adversely affected poultry farming in the entire area.

In contrast to the beautiful city sights, grand hotels and luxury resorts, a large proportion of the Thai population still live in poverty in suburban areas and ragged villages, although the government is always trying to develop the Thai economy as well as improving the living standard for the poor across the country.

The town of Pattaya in Thailand, located on the east coast of the Gulf of Thailand, about 165 kilometers southeast of Bangkok is located, but not as part of Amphoe Bang Lamung in Chonburi province.

The concept of “south-west monsoon wind” and correctly pronounced “Patti - yah” and not “Patt eye - yah” this turbulent destination, located about 150 kilometers from Bangkok is considered one of the most successful beach resorts in the world, with more 6 million annual visitor arrivals. Pattaya has received a large number of repeat visitors, professional people, families, couples and retirees. A growing number come from the former Soviet Union and East Asia.

In the city of Pattaya is a self-governing special municipal district, which covers the whole tambon Nong Prue and Na Klea and parts Huai Yai and Nong Pla Lai. It is located in the major Eastern Seaboard industrial zone, as well as Sri Racha, Chon Buri and Laem Chabang. However, it remains a major tourist city, with a very light industry.

Bangkok Pattaya second only to the growth of high buildings, as many condos built for foreign residents, and modest horizon. City economy benefits from its relative proximity to Bangkok.

Pattaya Beach is located along the central city in the immediate vicinity of shops, hotels and bars. The over-density jet-skis and high-speed boats contributed to the pollution of water along the beach, as well as the practice of dumping sewage into the sea. The section of the Central Beach Road (Pattaya Klang) south to the port adjacent to the heart of Pattaya plentiful nightlife area, so it is less focused on the family than in North Pattaya, Na Klua and Jomtien beach. Dongtan Beach, just past Avalon Beach Resort in Jomtien, known as a gay beach, and busy every day of the year. A very popular place for sex workers, and vendors of all kinds to solicit their services or products.

Jomtien most visible landmark tower has 56 storeys Pattaya Park, part of the Pattaya Park complex, which also has a water park, roller coaster, monorail and children’s activities. This may be soon overshadowed by the proposed 91-floor Ocean 1 Tower. With overall height of 367 meters, it will be a high building in Thailand and one of the highest residential buildings in the world. Jomtien area is already home to one of the largest resorts in Asia, the 4000+ room Ambassador City Jomtien.
